GENERAL RULES
The monthly rent is due every month on the same day (1st of every month), with a five-day grace period.
Failure to pay rent on time, in full, can cause eviction. Violation of the house rules after written notice to stop violation can also be cause for eviction.
Upon termination of tenant occupancy, the tenant shall surrender the premises to the owner in the same or better condition as when first arrived.
If the tenant intends to vacate the room, prior notice before 30 days to be given to avoid any deductions from the security deposit.
If the tenant intends to leave in the middle of the month, a full month’s rent needs to be paid upfront for that month.
If the tenant is planning for a vacation for more than 25 days, they need to inform the reception and clear all dues.
Check-out time is before 9 p.m. for vacating/shifting. Permission needs to be obtained from the security to move things via lift.
Security will be returned in not less than a week after inspection of the room considering no damage is found at that time.
Tenant Shall permit to visit and Support visitors to see the Room during the Notice period.
The licensed owner/landlord reserves the right to enter and/or inspect each room, when necessary, to (1) assure no damage to the room or the furnishings and that the tenant complies with the terms of this agreement. (2) Do emergency or ordinary repairs and maintenance. (3) Ensure the tenant is using the premises properly. (4) Make sure the tenant is complying with any provision of this agreement.
Turn off AC/lights or any electric equipment when not in use.
Guests are not allowed to stay.
Tenants and their guests must not interfere with the reasonable peace, comfort, and privacy of other tenants.
Show consideration to other tenants regarding music or other noise.
No fighting or any kind of abuse allowed.
Tenants shall always maintain Cleanliness on their premises. Do not leave any clutter in the common areas.
No accumulation of newspapers, food, garbage, flammable materials, bodily waste, or other debris in the rooms, kitchen, or common areas.
Tenants must not keep an animal on the property without the permission of the property manager/owner.
If a tenant loses their keys, they may get a replacement copy from the owner for a respective fee per key.
All furniture including the bedding is inspected before occupancy. Any damaged item beyond ordinary wear and tear will be immediately due as additional rent. Â
If a tenant moves out, any possessions left behind will be considered abandoned.
Only tenant is responsible for their belongings.

SAFETY RULES
SMOKING IS NOT ALLOWED IN THE BUILDING; please smoke outdoors.
No drug use or possession of any item is prohibited by UAE law. Violations will be reported to the police.
No Firearms or any combustible substance on the premises.
Drinking is prohibited.
KITCHEN RULES
Use pantry/cabinets for storing food and utensils.
Each tenant is assigned their respective cabinets. Kindly use your cabinets and do not interfere with others.
Clean all dishes and utensils after each use. Do not leave them in the sink or on the counter. The sink needs to be always clean.
Clean the kitchen counters and Gas top after use.
Discard your kitchen trash in the allocated dustbin. Do not leave it on the kitchen counters or the floor.
Use a cutting board to cut and chop. Do not cut or chop on kitchen counters.
Personal kitchen items may be stored in their respective cupboards allocated in the kitchen.
Turn off the kitchen lights after use.
BATHROOM RULES
Clean sink and tub after each use, especially clean strainer of hair.
Each tenant is responsible for their guest’s usage of bathrooms.
Tenants will be charged for plumbing costs that are related to the tenant’s misuse/fault.
SECURITY RULES
Keep the main door always locked.
Call security immediately if anything of a suspicious nature occurs.
Do not let strangers inside the house.
Close all windows and lock your room doors before leaving.
